This is one of the handful of condo buildings that are in Mount Royal proper, which starts on the south side of Royal Avenue. Looking north across the Western Canada High School paying fields, there are no obstructions to views for suites here. There are 26 suites in a virtually triangular six-storey building with a slightly curved front face. Everyone is up off the ground floor, which is dedicated to the grand if somewhat dated two-storey lobby and assigned indoor parking behind that. The concrete was poured in 1969 for a rental building, condo converted in 1981. Some suites I've seen haven't changed since then, so are dated, while others have been entirely modernized and peer over their balconies at twinkling views of downtown.

A few suites at Palace Royale are one-bedroom homes of 700 sq. ft., but most suites are two-bedroom homes of about 1,000 sq. ft. The top level has a couple of very spacious homes, the larger measuring 2,310 sq. ft., plus endless balcony space and windows facing three directions. Most corner-positioned suites have wrap-around balconies.

In 2002 owners voted to make exterior doors and windows each suite owner's personal responsibility.
