By mid-2011 this third Providence project appears to be cancelled with the property for sale. The proposal called for 51 suites in a four-storey building on the north side of Royal Avenue in Lower Mount Royal. The site was cleared but sat weed covered since the real estate market downturn in 2008. This building would follow on the builder's Bankview and Kensington projects. When the project was first delayed the design was re-worked with somewhat more and smaller suites, and rising only four floors, rather than the five shown in the illustration above.
Plans called for a concrete in-ground garage with access via a car elevator, topped with a high-quality frame building with brick, stone, and stucco cladding, plus a 4,100-square-foot roof-top deck and gardens for use by all building residents. Suites were to include studios of 500 to 696 square feet, and two-bedroom suites ranging from 740 to 996 square feet. Ceilings would be nine feet high, but 12 feet on the top floor, while heating would be in-floor hot water and suite finishings were planned to include granite counters, gas ranges, maple cabinetry, stainless-steel appliances, and a natural gas outlet on each balcony and patio. The building's layout was to be--and may yet be if another builder buys the land and plans--around a small courtyard. The garage plan was to house lockers and bicycles, as well as vehicles.
Exterior windows and doors would be common property for maintenance and eventual replacement. If the project is built, the Condo Plan will be registered after completion.
