Rockland Place
It's always been pretty exclusive for the 16 homeowners at Rockland Place, which was built as a luxury condo development between 1982 and 1984 by Landcraft Projects Inc. There are only four suites on each of the second, third and fourth floors, so everyone has a corner setting, and the design gives suites at the back windows in three directions. The ground floor and the penthouse levels each have only two suites, and underlying it all is an in-ground concrete parkade with assigned parking, with several suites having two stalls. There's also a secondary at-grade parkade off the lane. There are generous balconies for all of these homes. The second-floor suites at the back both have a front-facing balcony plus a very large west-facing deck atop the parkade, while most of the front balconies wrap around the corners. On the third and fourth floors the back suites have both east and west-facing balconies, while the two penthouses on the fifth floor each have three outdoor spaces; nice!
The suites are all large at Rockland Place, with the baby of the bunch measuring 1,083 sq. ft., and seven a bit larger than that. Half a dozen then ring in at well over 1,500 sq. ft., and on the top floor they're 1,784 and 1,833 sq. ft. Owning such space is expensive, of course, because in addition to the property tax in proportion to value the homeowners have to pay to heat, cool and otherwise service the square footage. Even with condo contributions at an average level, such large floor areas add up to monthly contributions 50% more or even double what smaller suites pay.
But you get what you pay for, and Rockland Place always presents well. The lobby looks like a well-tended hotel entrance, there's central air conditioning, a small gym, a sauna, storage lockers, and every suite has a wood-burning fireplace and most have two full bathrooms. Until recently some suites remained in original condition, but most have now been updated, and several to very high standards. It all presents rather stately, what with the large windows, large suites, often original wood-paneled walls and wood-burning fireplaces.
Exterior doors and windows remain common property for maintenance and future replacement.
