1235 Cameron Avenue SW
Royal
They needed a shoehorn to squeeze 13 luxury suites onto this skinny lot in 2000, but it was done well by Citi West Construction Ltd. As you can see, The Royal is a lovely building of concrete construction with brick and stucco cladding, glass-insert railings and architectural concrete projecting garage entries. Those doors lead to an upper and a lower garage housing 20 parking stalls, so seven suites have two stalls each. There's an elevator from both levels, of course, and many of the stalls are very wide, either accommodating two small vehicles or substantial storage.
There is a range of sizes among the 13 homes which start at 758 sq. ft., through a few at just under 900, and then going to those that are far larger, topping out at three that each offer 1,600+ or 1,700+ sq. ft. All suites have corner locations, while the largest has exposures in three directions. The neighbours are close on both sides, so some windows are frosted for light with privacy. Every suite has a balcony with a gas outlet either at the back or the front of the building, and the two fourth-floor suites are set back from the building's front, where there's a large roof-top patio, hinted at in the photo at the upper right-hand corner of the building; see the evergreens? Of course these top-floor suites have terrific downtown views, and also offer vaulted ceilings that rise to almost 13 feet.
Suite finishings were first-class all the way, including nine-foot ceilings, air conditioning, hardwood and granite, five-piece bathrooms with separate soaker tubs and showers; the list goes on. Exterior windows and doors are common property for maintenance and future eventual replacement.
