Solid concrete with brick cladding, this 177-suite building was erected as a rental building in 1988, then was condo converted and renovated in 1999 by Remai Ventures, with first-time sales taking through 2002 to complete.  All suites were renovated, with some receiving in-suite laundries. There are several coin-op rooms in the building, but fewer than there were, as the Board has sensibly converted some into locker rooms, so the building today has 169 assigned lockers to serve its 177 suites.

Remai Ventures hails from Saskatoon. In Calgary they had previously built Mackenzie Condos in Victoria Crossing, the ritzy Bentley Condos on Canyon Meadows Drive, the Ravine Estates villas in Christie Park, and condo converted North Park townhouses in Rundle.

This location is just off Barlow Trail and 16th Avenue N.E., the Trans Canada Hwy, thus the developer's marketing line, "Live close to everything".  It's not really far from downtown, and the airport is nearby, so there are dramatic views of planes landing from the south.  South and west-facing suites on upper floors also get to see beyond those landing planes to a panorama of the city and the Rockies beyond, which can be spectacular.

Mayland Terrace has a mix of 108 indoor titled parking stalls and 70 or so assigned outdoor spots in two lots. The indoor garage has a car-wash bay and also a car-repair bay that are available to all residents, whether they park indoors or outside. There are two lobbies and two elevators for the building, which is laid out in the shape of a "C".  Inside on the east side there's a ground-floor gym with sauna, which opens to a nice bit of parkland. There's also a games room/lounge on the fifth floor where the building's Board meets.  Building improvements this past decade include entirely new elevators, new heating boilers, and high-efficiency lighting in all common areas.

Two-bedroom suites with one bathroom are most common at Mayland Terrace Condos and there are a handful of three-bedroom suites of up to 1,227 square feet.  Floor plans are all roomy.  In-suite electricity is included in monthly condo contributions.  Exterior windows and doors are each suite owner's property for maintenance and the cost of eventual replacement, which was not done at conversion.  I have on file all original marketing materials, floor plans, and the Condo Plan.
