Condo Directory Outer Communities North east Parkwood Place

239 Sixth Avenue, NE, Crescent Heights

Parkwood Place

This cute 3.5-storey frame walk-up apartment building of 24 suites was built in 1979 intended to be a condominium, with sales taking place in 1980. Its angled roof lines, low profile, cedar siding, and evergreen trees allow it to blend into the Crescent Heights neighbourhood. With each suite enjoying a wood-burning fireplace, the building in winter can feel like it's in Canmore, rather than Calgary.

In 2002 the owners voted to make exterior windows and doors each suite owner's responsibility, and in 2009 a group-buy was pending for new sealed-unit double-pane vinyl slider sets, so most if not all suites should thereafter be even more cosy.

In 2006 the Board led a vote to dispose of a common area on the third floor, adjacent to a large roof-top deck that still exists and gives everyone access to nice outdoor space with some downtown view. The surplus space was surveyed, added to the Condo Plan, and sold off as a suite, leaving a tidy chunk of change in the building's Reserve Fund. That space no longer costs money to heat and to maintain, and makes monthly condo contribution payments. It's kinda like condo "infill" housing.

The building still owns a room that is used for Board meetings, and a sauna that's now been mothballed. There is also ample basement space for lockers, so every suite has one of almost 5' X 5'. Half of the assigned parking around back is carport style, tucked under the building, and these are assigned to the longest-term owners, with new owners going to the bottom of the list with an uncovered stall; 'seems fair.

I have on file the Condo Plan, updated with the new suite and unit factors in 2006.
