It was 1999 when Sandlewood Developments bought this post-WW Two townhouse development of 176 row houses, and planned the addition of 115 larger new townhouses, many of those with drive-under parking. While the 16-acre site is today more densely-built than before, what with 291 homes in total, it retains enough lawn and trees to feel suburban, although it's only a few minutes away from downtown. The original townhouse development was almost a twin to Killarney Glen in the south west on Richmond Road, and similarly bought by Sandlewood for conversion, upgrading, and infilling with additional new housing.
Renovations were made to the existing housing at both locations between 1999 and 2001, while the newer in-fill homes were built in phases, also starting in '99. The original homes continue to have outdoor parking, but 98 of the 115 new homes had basement parking excavated under them. The newer homes are naturally more modern, with larger floor plans and windows, have 6-inch exterior walls and better-insulated ceilings. Still, the original homes were nicely renovated, and Sandlewood's own shop made all the kitchen cabinetry.
Half of the original townhouses offer 864 square feet of above-grade living each with two bedrooms, plus a full basement with little if any light, but some are nicely finished. The other half of the original homes offer 1,056 square feet and are mostly three-bedroom plans. These 1950s homes each have a single bathroom upstairs.
The in-fill new townhouses offer either 1,320 square feet (23 of these) or 1,410 square feet of above-grade living (92 of these), plus some space in the basement adjacent to the indoor parking stall which in the larger layouts is an end-to-end two-car stall, and there's usually room for a second car on the driveway, which can be steep. Most of these homes have two bedrooms and 1.5 bathrooms, while a few offer three bedrooms and two full bathrooms. The newer infills also offer natural-gas fireplaces and bay living room and bedroom windows.
Exterior windows and doors at Regal Park are common property. I have on file all the new-home floor plans and builders' specifications.
