Dalton Mews townhouses

Young families have 114 attached homes here on a large property that backs onto Dalton Park playing fields and is only steps away from the Dalhousie C-Train station. The sprawling project was built in 1977 as a condominium from the outset by Pentaco Developments Corporation. There's assigned-stall parking for every home with enough room left over for lawns, trees, and a small yard for every home.

All 114 suites have the same floor plan with 1,424 square feet over three levels including the basement. Of course MLS measure will deduct the 457 basement-level square feet, so each suite has 967 or so square feet above grade. The standard three-bedroom layout varies only in that some homes have a single bathroom while others have two. Some homeowners have finished their basement for a rec room or a fourth bedroom, although those will not have a window. All homes have laundry hookups.

Owners were spending money in the late 1990s to re-roof all 12 groups of townhouses, followed by all new windows, and then a darker stain for the cedar cladding, so in 2010 Dalton Mews is looking pretty spiffy. The windows are common property for maintenance, and unit factors vary just slightly even though all homes are the same size, I suppose so that the total would equal 10,000 (100%).
