Ranchview Vistas
Cardel Lifestyles was the builder of this 56-suite four-storey condominium completed and occupied in 2010. There are 51 suites offering two bedrooms and two bathrooms plus five one-bedroom suites, built of structural frame-with-gypcrete overlay and in-floor hot-water heating, all atop a concrete in-ground garage housing 59 titled parking stalls and 59 assigned-property storage cages. If the building looks familiar, that might be because it's of a plan that Cardel uses in projects in other parts of the city. The stone first-floor finish and the timbered portico with stone-trimmed posts gives it a flourish and a Canmore feeling.
Top-floor west-facing suites here have a glimpse of the Rockies through the trees, while a look south from the balconies gives a view to Canada Olympic Park and the Bow River Valley, enjoyed even more by the few suites at the building's south end. The one-bedroom homes measure 581 square feet and the two-bedroom homes offer from 844 to 931 square feet. Three suites were able to buy a second indoor parking stall and there are a half dozen visitor parking stalls in front of the building.
Every suite here has a natural-gas fireplace, in-suite laundry, and a roomy patio or balcony, all with a natural gas outlet. Ceiling heights are eight feet, but nine feet for the fourth floor. Many suites were upgraded with granite counters, stainless-steel appliances, and good-quality manufactured hardwood flooring.
The Condo Plan assigns unit factors to suites in proportion to their floor areas while parking stalls have a UF of one each and storage is common property. Exterior windows and doors at Ranchview Vistas are common property for maintenance and eventual replacement. I have the Condo Plan on file.
