Scotia Landing Villas
Thirty-six spacious single-level townhouses--we call them "villas"--were built here in 1999 by Trico Homes, long before Crowchild Trail was expanded or the C-Train came out this far. These bare-land condo homes are in duplex pairs, giving every home windows in three directions, sprawling large bungalow floor plans and huge mostly double-car attached front garages. All homes also had unfinished basements for even more space, should it ever be needed.
Interior finishings here are very nice, and homes have vaulted ceilings and high arched windows for lots of light and dramatic interior presentation. Hardwood floors, fireplaces, en-suite bathrooms, full laundry rooms, separate dining rooms and mud-room entrances from garages are common. Because of their space, all-on-one-level design, and location, most of these were bought by empty nesters and retirees.
The development is a bare-land condominium, which means that every homeowner owns their lot, with a party-wall agreement securing the property line between attached homes. Exterior maintenance is turned over to the condo corporation of owners, so there is a monthy contribution for shared expenses, but each home covers all of its own utilities. Don't be confused by the unit numbers, which are different from the civic addresses for each of the 36 homes. The commonly-owned road and three little cul-de-sac driveways are the 37th unit.
