Tudor Mews townhouses


Seventy spacious townhouses were built here in 1977 when Crowchild Trail was still a two-lane road in its enormous right of way. With the Trail built out, it and a ramp from Shaganappi Trail have come closer to Tudor Mews, but a high landscaped berm keeps the hustle and bustle of the roadways at bay. The Dalhousie C-Train station is a skip and a jump away, accessed via a pathway and a pedestrian overpass of north-bound Crowchild Trail.

There are three floor plans here, the largest having a single-car attached garage out front and room for a second car on a pad beside it. The other homes have single-car drive-under garage parking and room for another on the driveway. Out back every home has lots of private garden space, and many have a back deck. Half of the suites have a second-floor balcony that in some cases has been enclosed and incorporated into the indoor space. There are three sets of stalls for visitor parking which usually have space, as most visitors park on the driveways of the townhouses.

The largest floor plan at Tudor Mews offers more than 1,420 square feet of above-grade floor space plus the basement of another 675 square feet for a total of about 2,100 square feet. The slightly smaller homes have 1,200 square feet of above-grade space plus their basements of 744 square feet for a total of just under 2,000 square feet. Every home offers three bedrooms up, a half bath on the main level, and a four-piece main bathroom upstairs plus a smaller en-suite bathroom. Who says you need a house to have this kind of space?! If shopping these homes via the Multiple Listing Service, watch for listings in which the garages have not been deducted from the floor areas. The numbers above are exclusive of the garages.

Exterior maintenance at Tudor Mews was let slide for some years, but in 2008 I hear that a stronger Board is catching up. The building exteriors are cedar siding and stucco, which both need some paint or caulking every decade or so. In 2001 owners decided to make exterior windows and doors each homeowner's individual responsibility. Homes pay their own water, sewer, heating and hot water costs. I have the Condo Plan on file, and I note that the unit factors are fairly allocated in proportion to each suite's floor area.
