Allow me to introduce a pet project of mine; the on-line Calgary Condo Directory. With 507 Calgary condominium projects posted as of last 2012, this is a resource that can be helpful to everyone in the condominium industry, be they a homeowner, a new or resale condo-home shopper, a condo Board member, or a condo property manager. It's a volunteer effort that compiles in a searcheable format photographs and all the known permanent information about Calgary's condo apartment buildings and townhouse developments.
The dedicated web address for the Calgary Condo Directory is www.CalgaryCondoDirectory.ca, but it's integrated with my own web site: www.CondosInCalgary.com -- just use the "Condos" drop-down menu. There's no advertising, so the Directory is uncluttered and is not a commercial money-making site. Condo developments are listed alphabetically within each neighbourhood and individual buildings can be searched for by name. When you open the detail page on a given condominium you'll find one or more photos of the development, the address and the neighbourhood name, the building's name if it has one, then a description with as much detail as I've been able to assemble from my own familiarity, from public sources, and from the building's or development's Condominium Plan.
The Condo Directory presents existing, newly-built, still under-construction, and even proposed condo buildings, including those marketed in the Condo Guide and Condo Living magazines. Once plans are announced and some details are public, I post it all. Of course Calgary is a big city, so the Condo Directory started with the Beltline, expanded to other inner-city neighbourhoods, and is reaching into suburban areas. To see if I've yet written about your home building, just type your condo project's name into the search window and hit "enter". If your condo development has no name, go to your neighbourhood in the Condo Directory and just scroll through the summary listings watching for your building's photograph.
Some of my condo home-shopping clients use their computer to access my Condo Directory with one web browser and open a second browser to look at MLS listings via my web site's MLS search engine or via www.Realtor.ca, allowing them to read my compiled information about each building for every real estate listing. This approach gives a more complete picture of each condo development by going beyond the narrow marketing presentation of MLS listings. Of course some other Realtors have write-ups about a few condo buildings on their web sites, but no other web site in Canada that I've found is compiling a comprehensive directory of all condominiums, whether or not there's real estate business there.
Another innovation of my Calgary Condo Directory is that it offers to post all the condominium documents of any condo development if that development's Board chooses to take up the offer. In that event every homeowner has access to all of their building's documents at any time, and without cost. Condo sales can be expedited because no one's waiting for paper documents to be assembled, nor are sellers paying to buy documents through expensive fee-for-service document web sites. Since most condo apartment buildings and townhouse developments are not large enough to justify their own dedicated web sites, this is an easy way for them to post their documents for immediate access, and at no charge. There's no other resource like my on-line Calgary Condo Directory. Feel free to use it for your own condominium research, or just to tour your own neighbourhood's buildings. If you know of a building I've missed in a posted neighbourhood, or have additional information to add, just let me know.
