Gateway Shawnessy Centre


The first of four buildings housing a total of 258 suites was completed here in 1999, with its sisters completing in 2000, 2001, and the last in 2003, all atop a large in-ground concrete parkade that holds 302 titled parking stalls, 77 titled storage lockers and 30 or so indoor visitor parking stalls.  Resiance Corporation was the builder, later to also build successful Gateway projects at Southcentre, Garrison Green, Garrison Woods (at Marda Loop) and "Marda Loop" but actually east of there in Altadore.  Resiance finally stumbled on its most ambitious project, the proposed two-tower Garrison Midtown, cancelled in 2008, when the company closed shop.

These four-storey buildings all have elevator service, and the frame construction used manufactured joists with gypcrete overlay and double-wall systems between suites for good sound control. The exteriors have interesting reliefs, angles, and some turrets, so these aren't just rectangular buildings, and there's a little driveway turn-around at each end, plus a green strip between buildings, giving them a suburban feel. The arrival of the C-Train station just across the road connected these initially outlying condo homes to the rest of the city, whether you have a car or not.

As the buildings were built in stages, they had separate Condo Plans and separate Boards for their initial years. I was impressed that in 2003 the boards got together and obtained approval from owners in all four buildings to unify the project in 2004 as a single condominium corporation: 'well done! The 258 homeowners now enjoy efficiency of scale in a pooled budget, reserve fund, management and maintenance contracts.

The amalgamated Condo Plan is very large, of course, and identifies the buildings as "A" with 36 suites (south-west), "B" with 84 suites (south-east), "C" with 47 suites (north-west) and "D" with 91 suites (north-east). The under-lying parking garage always appears well kept and offers a coin-operated car wash bay. Visitors can be buzzed into the garage and then into any of the four buildings.

Exterior windows and doors at Gateway Shawnessy are all common property for their maintenance and eventual replacement. I have on file some original marketing material and the very large Condo Plan with details of every suite, parking stall and locker.
