Gateway Marda Loop
This two-building and 133-suite project (some lofts!) was completed in 2002 by Resiance Corporation, and was the second of its five "Gateway" projects developed in Calgary by the company. This Condo Directory also has an entry for the nearby Gateway Garrison Woods, which is actually more in Marda Loop than this development, so don't be confused by the names. You'll also find entries for Gateway Garrison Green a bit to the south, Gateway Southcentre, and Gateway Shawnessy Centre.
Gateway Marda Loop has two L-shaped three-storey elevator-served buildings running east to west atop below-grade indoor parking and in between have surface visitor parking for 20 vehicles, garage entrances, and utility areas/service parking, with space left over for some nice lawns and trees. The buildings' low profiles, sloping roofs, and house-like dormers blend them in with the low-profile houses and townhouses of the neighbourhood. There are 123 titled parking stalls downstairs, so 10 of the 133 suites use on-street parking, and there are 23 roomy titled storage lockers.
Every Gateway Marda Loop suite has either a large patio or a generous balcony, all with a natural-gas outlet. There is a mix of one and two-bedroom suites with entry-level suites starting at 531 square feet, although most one-bedroom homes are larger. The two-bedroom suites are in the 900-square foot range and top out at a very roomy 1,131 square feet. Thirty two top-floor suites with the larger floor areas have a spacious loft level and two-level living room windows, while a smaller number of single-level top-floor suites enjoy a vaulted living room ceiling into the dormers.
Exterior windows and doors here are common property for maintenance and eventual replacement. Unit factors are assigned to suites "...proportional to the potential value of the unit", but they are largely in proportion to floor areas. There's also some variation in the UF for titled parking stalls, but none of these will make a large difference in the monthly contributions. Lockers have a consistent UF of one each.
