Thirty-four roomy two and three-bedroom suites with large balconies and patios were built here in 1998 by Image Master Builder Group atop an in-ground concrete heated garage with 47 titled parking stalls.  The surplus of parking allows 12 suites to have two indoor stalls and one suite has three.  The garage also has five visitor parking stalls and a large car-wash bay. 
 
Although of only three storeys the building has an elevator.  There are two large social rooms off the lobby that see weekly coffee sessions.  The construction is modern structural frame with gypcrete overlay and in-floor hot-water heating.  The building's footprint is a rectangle with a jog to make it more interesting, plus articulated exterior walls and projecting balconies with gabled roof lines, making for an attractively varied presentation with an easy-to-maintain flat roof behind.  There's a 50-foot-lot city park on the building's north side and a pathway carrying on west to Glamorgan Park and its playing fields.  That greenery is in addition to 22-foot side yards with lawn and trees, giving these homes a park-like setting.
 
Thirty-one suites at Clarion House offer two bathrooms and two bathrooms, while three suites are three-bedroom homes.  Top-floor suites have nine-foot ceilings and all suites have an out-of-suite storage locker down the hall, in-suite laundry, a natural-gas fireplace, and big windows.  The smallest home is 990 square feet and the largest is 1,247--like I said, they're all big.  At May of 2010 dogs are permitted with the approval of the Board and on-going good behavior.
 
Exterior windows and doors here are common property for maintenance and for their eventual replacement.  Unit factors are allocated to suites in proportion to their floor areas and the titled parking stalls have a UF of one each, while the lockers are assigned common property so pay no condo contribution.  I have on file the original marketing materials including all floor plans, and the Condo Plan.
