Large townhouses and spacious apartment condos with great views of downtown and huge balconies are the order of the day in this 1999 development adjacent to the historic Hart House on Coach Hill.

There are 28 suites in the four-storey concrete apartment building along the property's height of land (the address is 200 Patina Court), and 20 townhouses in six groupings around the two cul-de-sac driveways below, half of them single-level "villa" style, and many with large developed basements and some of those offering walk-outs. These were built as high-end homes appealing to empty nesters in the west-side suburbs who wanted to downsize or move to a single-level home and likely seeking the maintenance-free lifestyle.

The apartment building is dramatic, with all suites facing east to the downtown view and the corridor running along the back of the building. A central rounded projecting lobby gives every floor's foyer a seating area with lots of light and the dramatic view. Every suite has a very large glass-railing balcony, but those on the main floor--atop the garage, so already elevated--have even larger terraces. All finishings in the development are high-end, so there's in-floor heating and you'll see crown moldings atop the nine-foot-high walls, oak and maple cabinets, large windows, ice-dispensing 'fridges, built-in microwaves, fireplaces, and in-suite laundry rooms.

The townhouses offer 12 end-unit plans with windows in three directions, bay windows, balconies and patios accessed by French doors, some vaulted ceilings, fireplaces, and of course the full lower levels which in many cases were finished by the builder at the time of construction, making some of these home 2,500 square feet or larger. Exterior walls are 2 X 6, of course, and floors are structural silent joist systems. Every townhouse has a double attached garage and space on the driveway for a visitor's vehicle or two. The roofing is black concrete tiles that should last..... oh, about 100 years.

As for the apartment condos, the smallest one-bedroom layout is 1,234 square feet, but they range up to a few that offer as much as 2,603 square feet of interior space.....plus the balcony! The suites are built atop an enormous and over-height parking garage where most suites have assigned parking for two vehicles plus storage lockers. Called Patterson House, the apartment condos building houses a guest suite, a lounge, and a games room for use by all 48 homeowners of Patterson Ridge Estates Condos.

The project is a conventional condominium in which exterior windows and doors are common property for maintenance and eventual replacement. I have on file the Condo Plan and all original marketing materials and floor plans for both the apartment suites and townhouse homes.
