Regent Gardens townhouses


It was 1971 when 168 small townhouses were built here as a rental development called Glenbrooke Court on what was then the city's western edge.  The project was condo converted in 1989 and interior renovations were done, providing entry-level housing for home buyers through the 1990s. After 2000, though, the entire development was showing its age.  In 2010 the corporation of owners borrowed $4.1 million ( ! ) to entirely re-clad the 11 groupings of homes, and it appears that all the buildings will be completed by the end of 2010, including replacement of all bedroom and bathroom windows.  'Well done!  The photo with the sign in the foreground shows the buildings before re-cladding.

At some point after the 1989 conversion the new Regent Gardens name was adopted while "Glenbrooke Court" still shows on the Condo Plan.  The property has outdoor assigned parking for every home, still allowing lots of green space.  Many of these suites have a sizeable fenced private yard where--and this is rare--owners can grown flowers, vegetables, and have a dog and/or kids on a safe enclosed lawn.  The homes have five layouts with from 854 to 869 square feet on two levels. There are no basements other than a few small locker areas and common-property crawlspaces to access services, and one boiler room beneath one suite in each of the 11 groups of homes.  Although these are townhouses, the heating is centrally provided and that utility expense is packaged with the condo contributions.

Exterior windows and doors at Regent Gardens are common property for maintenance and replacement, with all upper-floor windows being replaced as part of the 2010 exterior re-cladding project.  Unit factors vary very little among the homes, so the Bylaws keep things simple by having every home pay an equal 1/168th of all expenses.
