Terraces (The)


This was the second townhouse project on the street by United Incorporated, following on The Terraces on Broadcast Hill, leading to some name confusion.  The first project down the hill a bit is coral or salmon coloured, while these are clad with cream-coloured stucco.  The downhill development was completed in 1990 and this uphill group was phased with completion in 1994.
 
The Terraces has 37 large bungalow, two-storey, and three-storey homes, all with either a single or a double drive-under garage and usually with room for another vehicle or two on the driveway.  The hillside allows a few homes to have walk-out basements.  Kind of horseshoe-shaped, the development features some nice gardens at the centre.  All of these homes have last-forever concrete-tile roofs.
 
 Because of the array of layouts I won't try to detail floor areas here, but these are all large homes, each with at least two bedrooms, two or 2.5 bathrooms, a natural-gas fireplace, some with a vaulted ceiling, a front deck and a rear deck or patio, some with a bonus room or loft, and ample storage.  Homes backing onto the green strip along Sarcee Trail have great views to the city's north slope and Nose Hill Park.
 
Exterior windows and doors at The Terraces have been assigned to each homeowner to maintain and replace, whenever that's necessary.  The Condo Plan is a complex mix of divisions into lots for the various phases then re-divisions into the few homes on each lot, and of course I have it on file.
