There are 180 homes in this stacked townhouse development sprawling on a large property right on the north edge of Fish Creek Park at the foot of Elbow Drive. 'Terrific suburban location! The 14 three-storey no-basement buildings were erected between 1975 and 1979, when the condo plan was registered. There are extensive parking lots for all the assigned common-property parking, but as the photo shows there's lots of room left for rolling lawns and trees.

I call this design "stacked and back-to-back". Most groupings of homes consist of twin at-grade bungalow suites, each with a front and a back door, windows at both ends with a large wall-enclosed patio off the living room. Above them are four two-level homes, each one facing a single direction, although end units will have a window or two on the exposed side. Some buildings have two such groupings while others have three, for a total of either 12 or 16 suites. Four of the 14 buildings are lower density with four at-grade two-level suites and three "L"-shaped bungalow suites.

Considerable money has been spent in recent years upgrading the 30-year-old building exteriors, moving from cedar or stucco siding to vinyl. Owners and prospective buyers should know that by condo plan amendment in 2002 the corporation of owners made all exterior windows and doors the responsibility of each suite owner to maintain or replace. This development's owner can be proud of the maintenance they've done, and of the informative web site they sponsor.
