Gateway Southcentre


This is the largest of five condo apartment developments oriented to young adults by Resiance Development Corporation, which had previously built Gateway Marda Loop (actually east of Marda Loop), Gateway Garrison Woods (actually AT Marda Loop), Gateway Garrison Green (south of Mount Royal University), and Gateway Shawnessy Centre, while the company cancelled construction in 2008 of its planned two-tower Gateway Midtown project (Tenth Avenue at Fourth Street SW) and then closed shop.

All five Resiance projects are high-quality low-rise buildings at least partly built around a garden courtyard, which is the case again here at Gateway Southcentre where four phases of all-concrete construction wrapped up in 2008, having started from the north end.  The completed development houses 500 suites in sections of either four or six floors and 581 titled parking stalls underneath in the two-level garage.

To make homes affordable for first-time and mostly young buyers, suites tend to be small with many one-bedroom apartments of about 600 square feet.  There are also some two-bedroom suites in the range of 880 square feet and then a smattering of really roomy two-bedroom homes at 1,087 and just over 1,200 square feet.  Finishings are all high end with 8.5-foot ceilings, maple cabinetry, under-cabinet lighting, and granite counter tops standard, in-suite laundry for everyone and almost all suites having a balcony or patio with gas supply for the barbecue.  Some top-floor suites have floor-to-ceiling window walls, some with no overhanging roof, so get terrific light.
 
A hidden feature at Gateway Southcentre is the concrete walls between suites--rare in condo apartments--so soundproofing in these buildings is terrific.  All bathrooms have a recessed medicine cabinet, which you might expect, but you'd be surprised how few builders put them in these days.  Suite numbering requires some explanation; the first digit of the four (say, 2510) is the floor number, and the subsequent three digits are sequencial from north to south.

All Resiance buildings have terrific fitness and gathering facilities, which here include a running track in addition to the dramatic glass two-storey lobby, very large gym, and library.  There's also a large and nicely furnished owners' lounge and guest suites for when Mom and Dad visit.
 
The property is landscaped with a pond and gazebo at the north end and the courtyard outfitted with gardens and a sculpture.  Of course there's indoor visitor parking adjacent to the indoor titled parking for owners and tenants.  The entire development is heated and cooled by a leased geothermal system that pumps heat from summer air conditioning into the ground, then retrieves it for space heating during the winter.  There are solar panels on the roof to pre-warm the domestic (tap) hot water.

Gateway Southcentre was initially to be called Gateway Bonavista, so don't be confused if you see that on documents from before construction.  The titled parking stalls are identified with a secondary numbering system rather than the unit numbers; I'd get out the paint and mark the stalls with their legal unit numbers so that they can be found by reference to the Condo Plan.

The electricity used in suites is included in the monthly condo contributions.  Exterior windows and doors at Gateway Southcentre are common property for maintenance and for eventual replacement. Unit factors are assigned to suites in approximate proportion to their floor areas.  Standard parking stalls have a UF of one while the broader and the longer stalls with a locker against the wall have a UF of two. The parking/locker arrangement means that about half the suites have an out-of-suite storage space, although I see some common-property spaces where the corporation could build more lockers and lease them to residents.  I keep on file the original promotional literature and floor plans plus the complex four-phase Condominium Plan.
