Hays Farm


Built in the early 1970s by Daon Developments and Paragon Properties, this is a very large mixed rental and condominium project of about 500 suites in eight concrete-built four-storey buildings with outdoor parking and a shared outdoor pool and recreation building. The northerly and easterly four buildings were condo converted and sold off shortly after construction, while the buildings you see from Elbow Drive operate as a one-owner rental development. Of course a scattering of privately-owned suites in the condo buildings are also rented out by their owners.

The development is so large that the buildings, landscaped grounds and the outdoor pool show up attractively on Google Earth. When we open up the condo plans we see that the four condo buildings are grouped into two condo corporations, with the northly corporation owning the two tennis courts and the easterly corporation owning the recreation building and pool. Cost-sharing agreements allow condo owners in all four condo buildings and rental tenants from next door to use all of these facilities. Likely maintenance such as lawn cutting and snow clearing is also done cooperatively.

Every building is solid concrete with large suites, mostly in one-bedroom layouts of over 700 sq. ft. Each building is "L" shaped, or otherwise has a crook in it, where there's an ample lobby repeated on floors above with seating on each level. There's an open and window-lit stairwell from the lobby, with a single elevator adjacent to it. Hallways are all wide. Most suites don't have in-suite laundry, but every building has a coin-op laundry room or two. These buildings are all cedar-clad concrete construction, so they blend in nicely with the forested grounds. The cedar siding won't last forever, but is being painted green or grey regularly. Many residents in the condominium buildings are older folks and very long-term resident owners.

Hinton Court and Hadley Court
The condominium buildings are accessed via 89 Avenue heading east off Elbow Drive, where we pass the rental office on our right (south) side, then the tennis courts on our left (north), and then on the left see Hinton Court (820 on 89 Avenue SW), and Hadley Court (816 on 89 Avenue SW). Hinton Court has 64 suites while Hadley Court houses 80 suites. Most suites facing east have surprising views, as the land falls away down to the the train tracks, C-Trail line and MacLeod Trail. Two-thirds of suites are spacious one-bedroom plans, but there are also two-bedroom homes of 900 sq. ft, and a couple in each building of 1,100 sq. ft.

Harrington Mews and Harvard Mews
A right-hand turn (south) brings us to these buildings, which share the address 8948 Elbow Drive, even though they're the furthest east from that street; 'never figured that one out. Harrington Mews is the larger and holds 64 suites that on average are larger than its neighbour to the south. Numerous Harrington Mews one-bedroom suites exceed 800 square feet and many two-bedroom suites offer more than 900 and 1,000 sq. ft. The southerly Harvard Mews holds 48 suites, all spacious one or two-bedroom suites with many of the latter just over 900 sq. ft, but none larger. West-facing suites in both buildings overlook landscaped grounds, while east-facing suites look over the parking lots to distant views of MacLeod Trail and neighbourhoods east of there.

I keep on file the entire development's layout and copies of condo plans. All exterior windows and doors in all four condo buildings in both condo plans are common property for maintenance and for future replacement.

The rental buildings
The rental buildings are called Hampton Mews, Hartford Mews, Hampshire Mews and Hartland Mews.
