Luxury in the suburbs pretty much sums up this phased three-building concrete development of 240 suites and townhouses started by Perera Development Group, with construction nearly complete late in 2010 on tower one. The downturn of 2008 stalled sales, though, so Perera went into receivership and in 2010 Condo Source Group of Companies appears to have bought the project, proceeding with sales in the first tower and its attached townhouses, and we'll wait to see when/if the further towers proceed.
The height of land here allows many suites terric views of Fish Creek Park and of the city beyond, all the way north to downtown. Large suites with high-standard finishing and an array of amenities mean these homes are intended for older buyers who have likely cashed in the family home and want to stay in the city's south.
In addition to Fish Creek Park being nearby, there's also the Shaw-Nee Slopes Golf Course and clubhouse, the Fish Creek-Lacombe C-Train station, and lots of shopping choice along Macleod Trail to the south. The completed development is to include suites for resident managers, a concierge, gym, hot tub, steam room, lounge, theatre, hobby room, virtual golf, meeting room, a pet washing room, small guest suites, and extensive gardens with fountains and seating.
The completed tower one and townhouses total 71 spacious homes, 12 of them two-storey townhouses, eight of which have three outdoor spaces, and range from 1,342 to 1,758 square feet. Below and behind the townhouses lie ample titled indoor parking stalls and titled-property storage lockers. The tower has eight suites on six of its eight floors with "inside" one-bedroom suites from 648 through 709 square feet. The two-bedroom homes are on the corners and range from 946 through 1,018 square feet. The four penthouses are corner-set one-level homes of either 1,321 or 1,438 square feet, and each has an oversized balcony plus a roof-top terrace.
Exterior windows and doors at all Highbury buildings are common property for maintenance and their replacement......in a very long time. The Condo Plan assigns unit factors to suites in proportion to their sizes and of course I have the Condo Plan on file. The initial developer welcomed pets including dogs, subject to good behaviour. I also keep on file the floor plans for the first tower.
