This building won a design award when it was completed in 1978, justified by the dramatic high ceilings, light into the lobby and stairwell, and by the roof-top deck with its terrific downtown view. For the quality of the design and the concrete construction it's a surprise that Chelsea Lofts was a rental building for 16 years before its conversion to condominium suites in 1994 by Calgary's Paul Tarjan and his Spartacus Holdings Ltd.

The four-storey walk-up building houses 22 suites of varying sizes, only six of which are not two-level loft homes. No two suites are alike, with the building offering a complex blend of angles, bay windows, and rounded corner projections. Suite sizes start at just under 600 square feet for the single-level one-bedroom suites, but quickly move to 850 through 1,000 square feet for loft suites. Several of the corner-set suites are very roomy with up to 1,230 square feet. Some of these lofts have been updated to New York-caliber modern styling and are very impressive. A few suites also remain in original condition, although I'd say it's worth upgrading in this building.

Parking is all common-property around back, with some stalls tucked under the building's overhang. All suites I've seen have a wood-burning fireplace or a small wood stove, which can take some design smarts to fit into today's styling, yet can make for warm and cheerful winter evenings.

Exterior windows and doors at Chelsea Lofts are common property for maintenance and eventual replacement. Unit factors are allocated to suites in proportion to their sizes. Parking is common so has no UF and pays no condo contribution or property tax. I have the Condo Plan on file.
