1441 23rd Avenue SW at 14th Street, Bankview
Valhalla View
Three separate buildings with a total of 56 homes here sit atop a 71-titled-stall in-ground two-level concrete parkade. Completed in 1998 by KP Executive Development Corporation, the east building houses 40 large apartment condo suites, while the west building houses 15 even larger multi-level townhouses. In between and overlooking the courtyard is a freestanding house that offers 1,634 sq. ft. of living space sprawled over three levels. Many suites at Valhalla View do, indeed, have a heavenly view, especially north-facing end units, some of which enjoy an enormous rounded room in a corner turret. Ten of the apartment homes also have loft levels. As well, six of the upper-level townhouses have roof-top decks that catch views north to Nose Hill Park, and most of them also have either a living room or a master-bedroom loft. In short, many of these are dramatic and hard-to-find multi-level condo homes.
The smallest suite at Valhalla View is 995 sq. ft., and that's the odd man out. Most are well over 1,000 sq. ft., offering two bedrooms and two bathrooms, in-suite laundry and storage, open floor plans, many with vaulted ceilings and spacious balconies with glass railings. The largest homes are the townhouses in the 1,400-square-foot range, and these have a full en-suite, a second four-piece bathroom upstairs and a half bath on the living room level. While the townhouses have either a courtyard entry for the lower-level homes or private entrances off 14A Street for the upper-level homes, the apartments are accessed via a large lobby off the courtyard with its visitor parking off 23rd Avenue. The parkade is also entered off the courtyard, which gives plenty of space between the east and west buildings, and allowing the three-level single-family home a view directly north over the rooftops of Bankview.
Roofing at Vahalla View is a mix of tar/gravel flat roof and concrete tiles for the sloping perimeter sections. The apartment building has a large common-property roof-top deck with spectacular views north, east and west. The building's structure is modern frame with structural floor joists, most of it built atop the parkade, but the downhill portions of the east and west buildings extend beyond that. Exterior windows and doors are common property for maintenance and future replacement. I have on file original sales literature, floor plans and the Condo Plan.
