Fifteen small but very cute suites are housed in this 1968-built concrete walk-up that was lovingly condo converted in 2001 by Calgian Ken Grier. Not only did Mr. Grier upgrade every suite with new interiors, laminate flooring, and all new appliances, but he also replaced all the windows, including the tall stairwell windows, and added an entry surround that gives depth to what had been a featurless box. As crews were finishing up he had the surface parking lot around back repaved. 'Nice conversion work!

Every suite is on a corner of the small building, all measuring between 530 and 538 square feet, and 13 of them have either a patio or a smaller balcony. A half dozen suites on the third and fourth floors, facing east and north, have terrific views to downtown. Other suites overlook picturesque older housing in Bankview. The building has no basement, but there's space on the ground floor for mechanical services, coin laundry, and storage lockers.

Two suites at the building's front are slightly below grade, so those have no full-height glazing and have no patios, but in compensation the building's unit factors are based on each suite's size PLUS its patio or balcony. In other words, condo contributions for those two suites are a bit less than for everyone else in the building; 'seems fair. Exterior windows and doors at Westward Terrace are common property for maintenance and their eventual replacement. I have on file the Condo Plan and the original specifications and floor plans.
